GBAHB - BIRMINGHAM MARKET IMPROVING FOR THE 4TH CONSECUTIVE MONTH
Birmingham makes
Improving Markets Index for fourth consecutive month
The National Association
of Home Builders/First American Improving Markets Index (IMI), included
Birmingham as a housing market on an upward trajectory for the fourth
consecutive month. The list expanded by a net of five markets in June, for a
new total of 263 improving markets - including entrants from 49 states and the
District of Columbia.
Greater Birmingham
Association of Home Builders (GBAHB) Executive Vice President Matt Morrow said
Birmingham's consistent presence on the index since the market's IMI debut in
March is additional confirmation that the local housing rebound no mirage.
"Every market that
appears on this index is getting better," Morrow said. "But not every
market remains an "improving market" for consecutive months. Each
month some markets are added, and others fall off. Birmingham's run of four
consecutive months is just one more indication that the housing recovery here
is for real.
"With each month of
documented improvement, builders increasingly gain confidence that home
building recovery is here to stay," added GBAHB President Alicia Huey,
owner of AGH Homes, Inc. "That confidence leads to increased construction
activity, more new home options for consumers, and, ultimately, more job
creation and a robust, growing local economy. An improving home building market
is good news for every single person who lives in the Greater Birmingham
area."
The IMI identifies
metropolitan areas that have shown improvement from their respective troughs in
housing permits, employment and house prices for at least six consecutive
months. Twenty-nine new markets were added to the list while 24 others were
dropped from it this month. New entrants included such geographically diverse
metros as Salinas, Calif.; Sioux City, Iowa; Chicago, Ill.; Topeka, Kan.; Baton
Rouge, La.; Laredo, Texas; and Philadelphia, Pa.
"This is the fifth
consecutive month in which the IMI has designated more than 70 percent of U.S.
metros as improving," observed NAHB Chairman Rick Judson, a home builder
from Charlotte, N.C. "While that's a good sign that the housing recovery
is on solid footing, we know that various challenges are slowing its progress -
including continuing issues with credit availability for builders and buyers,
as well as appraisals that aren't keeping up with the rising cost of
construction."
"As market conditions
improve across most of the country, some metros have moved onto the IMI list
while marginal seasonal fluctuations have nudged others off of it," noted
NAHB Chief Economist David Crowe. "This is to be expected as the recovery
expands. Meanwhile, it's worth noting that the number of improving markets is
now more than three times what it was in June 2012."
"The continued
strength of the IMI is an indicator of the ongoing, positive momentum in
housing markets nationwide as consumers move to take advantage of historically
favorable interest rates and affordable home prices," added Kurt
Pfotenhauer, vice chairman of First American Title Insurance Company.
This news coincides with recent reports from the
Alabama Center for Real Estate (ACRE): "Birmingham metro area residential
sales reached 1,064 units in April, an improvement in sales growth of 9.4
percent from last April. Year-to-date (YTD) residential sales through April are
up a solid 7.9 percent which is consistent with the positive YTD statewide
sales growth."
The IMI is designed to
track housing markets throughout the country that are showing signs of
improving economic health. The index measures three sets of independent monthly
data to get a mark on the top Metropolitan Statistical Areas. The three
indicators that are analyzed are employment growth from the Bureau of Labor
Statistics, house price appreciation from Freddie Mac and single-family housing
permit growth from the U.S. Census Bureau. NAHB uses the latest available data
from these sources to generate a list of improving markets. A metro area must
see improvement in all three measures for at least six consecutive months
following those measures' respective troughs before being included on the
improving markets list.

Spring Outdoor Home Hints
Mulch with old newspapers to stop weeds. Wet the sheets and put the layers around plants and garden beds, covering with soil as you go. Weeds won't be able to pierce the wet newspaper layers. You know how kids eat things that aren't good for them? Ants do, too. If you have an ant problem, put small piles of polenta where you see ants; they'll gobble it up, return 'home' and won't be able to digest it. Your ant problem will soon be gone. Use this homemade cleaning formula to scrub your decks: one cup of powdered laundry detergent, a gallon of hot water, and 1/2 cup of chlorine bleach (to kill moss or mildew). Check shrubs and trees for winter damage and prune accordingly. Remove dead wood or broken branches. Replant any shrubs that have heaved out of the soil before the roots dry out. Check your garden hoses for cracks and leaks and examine the washers at the connectors.

WD - 40 WOW...CHECK OUT WHAT IT CAN DO!
A lady got up very early one morning and went outside to pickup the Sunday paper she noticed someone had sprayed red paint all around the sides of the neighbors brand new beige truck. She went over and woke him up and gave him the bad news. He was, of course extremely upset.
And they stood there trying to figure out what could be done about the problem. They decided there wasn't much recourse but to wait until Monday, since nothing was open. Just then another neighbor came out of his house, surveyed the situation and immediately went to get his WD-40 out and cleaned the red paint off with it. Guess What! It cleaned up that paint without harming the original paint on the truck! I'm impressed!!

WD-40 was created in 1953 by three Technicians at the San Diego Rocket Chemical Company. Its name comes from the project that was to find a 'water displacement' compound. They were successful with the fortieth formulation, thus WD-40. The Corvair Company bought it in bulk to protect their atlas missile parts.
Ken East (one of the original founders) says there is nothing in WD-40 that would hurt you...' IT IS MADE FROM FISH OIL' . When you read the 'shower door' part, try it. It's the first thing that has ever cleaned that spotty shower door. If yours is plastic, it works just as well as glass. It is a miracle! Then try it on your stovetop... Black Eyed Peas "The Real Story"
If you grew up in the south or southwestern parts of this country, then you can relate. Black Eyed Peas "The Real Story," is much more interesting and has gone untold in fear that feelings would be hurt. It’s a story of war, the most brutal and bloody war in US history. Military might and power pushed upon civilians, women, children and elderly. Never seen as a war crime, this was the policy of the greatest nation on earth trying to maintain that status at all costs.
An unhealed wound remains in the hearts of some people of the southern states even today; on the other hand, the policy of slavery has been an open wound that has also been slow to heal but is okay to talk about.
The story of *THE BLACK EYED PEA* being considered good luck relates directly back to Sherman's Bloody March to the Sea in late 1864. It was called The Savannah Campaign and was led by Major General William T. Sherman. The Civil War campaign began on Nov. 15, 1864, when Sherman's' troops marched from the captured city of Atlanta, Georgia and ended at the port of Savannah on 12/22/1864. When the smoke cleared, the southerners who had survived the onslaught came out of hiding. So they left the black eyed peas in great quantities, assuming it would be of no use to the survivors, since all the livestock it could feed had either been taken or eaten.
Southerners awoke to face a new year in this devastation and were facing massive starvation if not for the good luck of having the black eyed peas to eat.
From New Years Day 1866 forward, the tradition grew to eat black eyed peas on New Year’s Day for good luck.
An unhealed wound remains in the hearts of some people of the southern states even today; on the other hand, the policy of slavery has been an open wound that has also been slow to heal but is okay to talk about.
The story of *THE BLACK EYED PEA* being considered good luck relates directly back to Sherman's Bloody March to the Sea in late 1864. It was called The Savannah Campaign and was led by Major General William T. Sherman. The Civil War campaign began on Nov. 15, 1864, when Sherman's' troops marched from the captured city of Atlanta, Georgia and ended at the port of Savannah on 12/22/1864. When the smoke cleared, the southerners who had survived the onslaught came out of hiding. When you behave positively, you will positively influence everyone around you — including yourself.

When adversity overtakes you, it pays to be thankful it was not worse instead of worrying over your misfortune.
There are few things in life that are as bad as they seem at first. Dealing with adversity begins with analyzing and accepting your situation for what it is. When you realize that things are not nearly as bad as they might have been, you have taken the first step toward working your way through the problem. It is a truism that you will never be asked to carry a heavier load than you can bear, but it sometimes helps you better appreciate that fact if you volunteer some of your time to help those who are less fortunate than you are.

Did you know the saying "God willing and the Creek don't rise" was in reference to the Creek Indians and not a body of water? It was written by Benjamin Hawkins in the late 18th century. He was a politician and Indian diplomat. While in the south, Hawkins was requested by the President of the U.S. to return to Washington. In his response, he was said to write, "God willing and the Creek don't rise." Because he capitalized the word "Creek" it is deduced that he was referring to the Creek Indian tribe and not a body of water.

In George Washington's days, there were no cameras. One's image was either sculpted or painted. Some paintings of George Washington showed him standing behind a desk with one arm behind his back while others showed both legs and both arms. Prices charged by painters were not based on how many people were to be painted, but by how many limbs were to be painted. Arms and legs are 'limbs,' therefore painting them would cost the buyer more. Hence the expression, 'Okay, but it'll cost you an arm and a leg.' (Artists know hands and arms are more difficult to paint)

As incredible as it sounds, men and women took baths only twice a year (May and October) Women kept their hair covered, while men shaved their heads (because of lice and bugs) and wore wigs. Wealthy men could afford good wigs made from wool. They couldn't wash the wigs, so to clean them they would carve out a loaf of bread, put the wig in the shell, and bake it for 30 minutes. The heat would make the wig big and fluffy, hence the term 'big wig...' Today we often use the term 'here comes the Big Wig' because someone appears to be or is powerful and wealthy.

In the late 1700's, many houses consisted of a large room with only one chair. Commonly, a long wide board folded down from the wall, and was used for dining. The 'head of the household' always sat in the chair while everyone else ate sitting on the floor. Occasionally a guest, who was usually a man, would be invited to sit in this chair during a meal. To sit in the chair meant you were important and in charge. They called the one sitting in the chair the 'chair man.' Today in business, we use the expression or title 'Chairman' or 'Chairman of the Board.'

Personal hygiene left much room for improvement. As a result, many women and men had developed acne scars by adulthood. The women would spread bee's wax over their facial skin to smooth out their complexions. When they were speaking to each other, if a woman began to stare at another woman's face she was told, 'mind your own bee's wax.' Should the woman smile, the wax would crack, hence the term 'crack a smile'. In addition, when they sat too close to the fire, the wax would melt ...therefore, the expression 'losing face.'

Ladies wore corsets, which would lace up in the front. A proper and dignified woman, as in 'straight laced' wore a tightly tied lace.

Early politicians required feedback from the public to determine what the people considered important. Since there were no telephones, TV's or radios, the politicians sent their assistants to local taverns, pubs and bars. They were told to 'go sip some Ale and listen to people's conversations and political concerns. Many assistants were dispatched at different times. 'You go sip here' and 'You go sip there.' The two words 'go sip' were eventually combined when referring to the local opinion and, thus we have the term 'gossip.'

At local taverns, pubs, and bars, people drank from pint and quart-sized containers. A bar maid's job was to keep an eye on the customers and keep the drinks coming. She had to pay close attention and remember who was drinking in 'pints' and who was drinking in 'quarts,' hence the phrase 'minding your 'P's and Q's'.

In the heyday of sailing ships, all war ships and many freighters carried iron cannons. Those cannons fired round iron cannon balls. It was necessary to keep a good supply near the cannon. However, how to prevent them from rolling about the deck? The best storage method devised was a square-based pyramid with one ball on top, resting on four resting on nine, which rested on sixteen. Thus, a supply of 30 cannon balls could be stacked in a small area right next to the cannon. There was only one problem....how to prevent the bottom layer from sliding or rolling from under the others. The solution was a metal plate called a 'Monkey' with 16 round indentations. However, if this plate were made of iron, the iron balls would quickly rust to it. The solution to the rusting problem was to make 'Brass Monkeys.' Few landlubbers realize that brass contracts much more and much faster than iron when chilled. Consequently, when the temperature dropped too far, the brass indentations would shrink so much that the iron cannon balls would come right off the monkey. Thus, it was quite literally, 'Cold enough to freeze the balls off a brass monkey.' (All this time, you thought that was an improper expression, didn't you?)

Donation
You can donate your older equipment to a charitable organization and the donations you make to these organizations are tax deductible. Some organizations will even pick up your equipment from you. Schedule a pick-up online, leave your electronics on your doorstep and they will take them away for you. Feel good knowing your devices are going to a good home and about the money saved!

If you’re replacing a broken device, you might be able to sell it for parts on eBay. eBay is a community online auction website, which makes money through listing and sales fees. Making an account and browsing active listings on eBay is free and easy. You can look up your device you plan to sell and see its current value, list the item and ship the device to the auction’s winner. The majority of monetary transactions on eBay utilize PayPal services so will have to create a PayPal account if you do not already have one.

You can use craigslist’s local ‘for sale’ section to post a description and a picture of your device. Potential buyers will contact you through a randomly generated email address (Keeping your personal information hidden). The benefits of using craigslist are convenience and anonymity. There are no fees for listings and you can keep the sale local. This is an excellent way to sell broken electronics, as many people are willing to buy the device for replacement parts.
Retail Stores
Many retail stores such as Best Buy, Office Depot and Radio Shack offer electronic waste recycling services. This service is the easiest, allowing you to simply walk into the store and drop it off. There is no need for an appointment or an explanation. This is the closest you will get to ‘tossing out’ your old electronics, so do not expect any reimbursement from the retailers. This is especially useful if you don’t want to schedule an appointment, register an account, create a listing or ship a package.

THOUGHT FOR THE DAY - You are more apt to “rust” out your brain from disuse than you are to wear it out from use.
Unlike a mechanical device that eventually wears out and must be replaced if it is used continually and consistently, the mind grows only stronger when it is active. The more you exercise and stretch your brain, the more proficient it becomes. Disuse, however, will have the same effect upon your mind as it will upon a machine. The most intricate, most powerful machine in the world and the greatest minds will rust away unless they are used. Unless you manage your schedule to permit time for study and learning, it is easy to yield to the temptation to spend your free time in thoughtless, mind-numbing, escapist pastimes. Relaxation is important, but so is gaining new knowledge. Make sure your daily schedule includes an allotment of time for both.

Napoleon Hill liked to tell a story about his grandfather, a wagon builder in North Carolina. When the old man cleared the land for cultivation, he always left a few oak trees in the middle of the field at the mercy of the elements, unsheltered by other trees in the forest. It was from those trees that his grandfather made the wagons’ wheels. Because they were forced to struggle against the fury of nature, they grew strong enough to bear the heaviest load. Welcome difficult challenges, for the greatest opportunities will come from challenges that force you to expand your mind as you search for creative solutions. During life’s bleakest hours, take solace in the face that you are strengthening yourself through struggle so that in the future you will be prepared to take on even greater challenges. Like the old oak tree, you grow strong only when you are forced to struggle.
